The construction of the Outer Ring Road has completely transformed the skyline of Hyderabad. However, the absence of grid roads along the ORR has become a bottleneck for the real estate sector. Real estate developers have long been urging the government to construct grid roads on both sides of the ORR. In response, the Revanth Reddy government has reportedly decided to build grid roads at approximately 42 locations along the ORR, according to official sources. Experts in the real estate sector estimate that the construction of ORR grid roads will lead to a significant surge in residential projects.

With the ORR in place, Hyderabad has reached a new level of urban development. Since the ORR became operational, the city has been expanding rapidly in all directions. The 158-kilometer-long ORR encircling Greater Hyderabad has facilitated infrastructure development. However, the construction of grid roads on both sides of the ORR has been pending for many years. Real estate organisations have been requesting the government—starting from the previous BRS administration to the current Congress government—to expedite these works. As a result, the long-pending issue of ORR grid roads has now come to the forefront.

The ORR currently has four-lane service roads on both sides. The Hyderabad Metro Development Authority (HMDA) has declared these service roads as growth corridors extending a few kilometres on either side. According to the master plan, construction permissions are being granted along these corridors, making grid roads extremely crucial, say real estate experts. The grid roads will run parallel to the ORR service roads at every half-kilometre interval. Overall, the master plan includes two-sided grid roads extending along the entire 158 kilometres of the ORR.

As Hyderabad rapidly expands, hundreds of new constructions and layouts are emerging along the Outer Ring Road (ORR) corridor. For most of these construction projects, the absence of grid roads has become a major challenge. Connectivity issues have arisen because there are no approach roads linking to the service roads.

With residential, commercial, and industrial developments sprouting around the ORR, real estate experts are emphasising the need to focus on building grid roads. Recently, along with new residential zones, commercial centres, and industries, thousands of acres around the ring road are attracting significant interest from developers.

However, the lack of grid roads parallel to the service roads means that thousands of acres of land remain underutilized. Some construction companies are even building grid roads on their own land with HMDA approval.

Estimates show that within the growth corridor, covering 316 square kilometres, approximately 78,086 acres are available. Experts in the real estate sector state that constructing grid roads will connect this entire land to the ORR, making it highly significant for the development of Hyderabad’s construction industry.

Officials indicate that the Telangana government has, in principle, prepared plans for the long-pending construction of grid roads along the Outer Ring Road (ORR). Efforts are underway to build approach roads on both sides of the ORR at a total of 42 locations.

Grid roads are expected to play a key role in facilitating real estate development around the ORR. Additionally, a 23-kilometer-long cycle track has been constructed along the ORR. To connect the city to the ORR, 32 radial roads are under construction, with 10 already completed.

With the addition of the grid roads, the ORR corridor is poised for further development. Real estate experts believe that the arrival of large-scale construction projects will ensure the availability of housing at affordable prices for a wider population.
