Buying TDR is very Easy

1. Sir, I own a 300 square yard site and I am likely to get permission from authorities to construct a G+2 structure. But my family is large. If I get TDR, can I build an additional floor? How should I proceed? Who will give the TDR? What is the process to obtain the TDR? -Chandan Kumar, Chanda Nagar

Answer: In normal course, for 300 sq.yards plot area, you can build Stilt + 3 upper floors individual residential building. As stated if you intend to build an extra floor with utilization of TDR Certificate, there is a possibility of an additional 4th floor subject to availability of minimum 30’-0” wide approach road to the site under reference. TDR can be purchased directly from the intended seller through the online TDR Bank available in GHMC website. 2) I have visited an apartment in Gopal Nagar in Hydernagar region of Hyderabad. The owners claim that it has the GHMC permission, but not showing it. They are quoting reasonable price. Is it allowed to build an apartment in Gopal Nagar? Whether the apartment in question has the government permission or not? How to detect whether it has the permission or not? Answer: Permissions are being accorded in Gopal Nagar area on collection of LRS charges. However, the availability of permission can be checked from the website online by clicking the following link Public Search (telangana.gov.in)

3) Sir, I own a 267-yard plot in Vanasthalipuram. I want to build G+ 1 structure on it.. Whom to contact to get TDR permission? How long does it usually take to get the permission? Whom to contact for quick permission? How much fee should I pay to get the permission? – Laxman, LB Nagar

Answer: For all building permissions you can go through the online application process only (https://tsbpass.telangana.gov.in/). As per the plot size mentioned building permission can be obtained through Instant Approval process, wherein after submission of all required documents and payment of fee as generated by the system, instant approval will be given and subsequent confirmation will be given through post verification process.

4) Sir, I stay in New Colony, Miyapur. A developer is building an apartment next to us. Blasting in the morning, shoveling soil in the tippers at night, working 24 hours a day, giving us sleepless nights. When blasting is going on, things in our house are flying and falling down. Even if a complaint is lodged with the local police, they did not take action. Who authorizes the actual blasting? Do we have a solution to the problem? Does he have to work like this 24 hours a day? – Rama Raju, Miyapur

Answer: Permission for blasting at sites for excavation will be given by the Police Department. The developer has to follow the guidelines and conditions as specified in the NOC and any violation of the same has to be reported to the concerned Police Department for taking action.

5) Sir, I own 500 square yards of land. There is a 40-feet wide road in front of the house. How many storeys are allowed to be built on the site? As per the rules, up to what extent the deviation is allowed? Rameswar Rao, Madhapur

Answer: As per given details, you are eligible for Stilt for parking + 4 upper floors residential building. There is no specific rule to allow deviations, however while issue of Occupancy Certificate; upto 10% violation in the setbacks (except front) is considered which is within the compoundable limits.
