Urbanrise faces setback as Dundigal project comes to a halt due to No NOC

Buyers demanding transparency regarding the letter sent by the Dundigal Air Force Academy to Urbanrise.

  • Dundigal project of Urbanrise stalled
  • Buyers are in a fix
  • Project very close to Dundigal Air Force Academy
  • Leading realty company unaware of NOC rule, raises questions
  • Happening Heights project buyers in disquiet mode

Urbanrise, a prominent real estate company in India, finds itself in hot soup as it launched a new venture in Dundigal of Hyderabad, blindly ignoring the regulations and guidelines involved. The company had even sold flats in its pre-launch sales, after acquiring permits for roads and initiate construction work. Surprisingly, this fraudulent operation has not been met with any significant obstacles, leaving approximately 800 buyers in a state of distress. Potential investors should take a moment to read this enlightening article.

Initial excitement surrounded The Happening Heights project after it received approval from the Hyderabad Metropolitan Development Authority (HMDA) and the Real Estate Regulatory Authority (RERA). People who have already booked flats under the company’s prelaunch offer believed they were making a secure and prudent investment in a promising project. Their excitement soared as construction commenced, envisioning their dream homes and contemplating interior designs. Sadly, their joy was abruptly shattered upon receiving unexpected news from Urbanrise.

On March 20, 2023, the buyers were blindsided when Urbanrise sent them a notification stating that the project’s progress had been impeded due to the requirement of an NOC from the Air Force Academy. As the construction activity was already underway, many of them did not pay attention to this matter. But when some of them personally visited the project site, they suddenly found themselves in a state of shock and confusion. They are left grappling with the uncertainty of how to proceed as construction work had come to a halt.

Dissatisfied buyers are expressing their ire towards the Urbanrise management, considered to be top players in the domestic real estate sector, highlighting their apparent ignorance regarding such a crucial matter. They are extremely angry for not being informed that the entire project, except for the reduced work pace, had been suspended. Additionally, buyers noticed the relocation of the sales office, prompting them to question the company’s intentions. Demanding transparency, they demanded the Urbanrise representatives to produce the letter sent from the Dundigal Air Force Academy. However, Urbanrise appeared indifferent to these concerns, leaving buyers confused and uncertain about the appropriate course of action. They are left with unanswered questions on whether Urbanrise resolves the issues at hand, and if so, when can they expect a resolution.

Urban Rise’s Potential Breach of Regulations

A crucial stipulation highlighted in the No Objection Certificate issued by the Airports Authority of India on March 8, 2019, states that permission must be obtained when the construction area falls within the local defense jurisdiction. The rule further emphasizes that in case of any aerodromes in proximity to the site, the construction company must seek permission from the State government. It is ironic that neither the owners nor the staff of Urbanrise were aware of the requirement to obtain an NOC from the Dundigal Air Force Academy, despite the project’s close proximity to the premier institution. This lack of awareness, demonstrated by both the Hyderabad Metropolitan Development Authority (HMDA) and the local Dundigal Municipality, is a concerning oversight. Ultimately, it is the buyers who suffer the consequences of such negligence, whether it stems from local bodies authorities or the developers themselves. It is uncertain how and when Urbanrise will rectify these problems.

Dundigal Air Force Academy Letter?

Buyers who have invested in the Urbanrise project at Dundigal are demanding transparency regarding the letter sent by the Dundigal Air Force Academy to Urbanrise. Unfortunately, the company has remained largely unresponsive to these requests, further fueling apprehension among buyers. Consequently, it is imperative that Urbanrise promptly delivers the letter to assuage the concerns and fears of the affected buyers.
