Buildox fined Rs. 1.6 lakh!

It began taking bookings for flat sales without obtaining necessary permissions

Telangana RERA has taken action against a builder who made bookings for flats without obtaining the necessary permissions for the project. A fine of Rs. 1.6 lakh was imposed for violating RERA regulations. Additionally, the builder was ordered to refund Rs. 2 lakh, the advance payment made by the complainant for purchasing a flat.

The complaint was filed by a person named Sharath, who stated that Buildox Private Limited, without RERA approval, had launched a project named The Continent in Kondapur, marketed it, and collected money under the guise of flat bookings. Sharath mentioned that he had seen information about the project on Facebook and later contacted a person named Kamal via WhatsApp to gather more details. Following this, Sharath visited the Buildox office, where he spoke with Damodara Prasad, the project director of Hexasky Infra, the company overseeing sales for Buildox. He was informed that the project would be completed and delivered by 2028, based on which Sharath made an advance payment of Rs. 2 lakh in February this year for booking a flat.

However, upon learning that the project lacked proper approvals and that the project site was involved in litigation, Sharath approached RERA. Despite these claims, Buildox denied the allegations.
Buildox has stated that they were unaware of any Facebook advertising related to The Continent project and called it a fraud. The company clarified that they did not have any project under that name and disassociated themselves from individuals named Kamal and Damodara Prasad. Buildox further clarified that they did not receive any money in connection with the project.

However, they mentioned attempting to return Rs. 2 lakh to the complainant, but stated that they were unable to do so as the complainant had blocked them. Despite this, Buildox failed to comply with RERA’s order to submit bank statements. As a result, RERA determined that Buildox was involved in illegal activities. RERA made it clear that marketing a project and collecting booking amounts without obtaining proper approvals violated the RERA Act.

In light of this, RERA imposed a fine of Rs. 1.6 lakh on Buildox and ordered that the complainant, Sharath, be refunded the amount he paid within 15 days.

Buildox Prelaunch Scam

The issue of Buildox’s prelaunch business on disputed land came to light initially through REGNews. Later, Telangana RERA Authority imposed a fine on Buildox, warning potential buyers not to proceed with the purchase at that time.
