The State government has been planning to develop Hyderabad as a global destination. In the initial days after Telangana formation, Chief Minister K Chandrasekhar Rao considered construction of iconic skyscrapers on the lines of Malaysia’s Petronas Towers in the vacant lands around Hussain Sagar. He shared his thoughts with the officials and even asked them to submit a project report in this regard. However, none of those ideas materialized. But once determined, KCR is known to achieve his goals and fulfill his promises by any means. Instead of Hussain Sagar, this time plans are being made to develop the banks of Himayath Sagar. A purported plan is being circulated on social media within the construction sector of Hyderabad. So here are the features of this project which are attracting everyone’s attention.
Most of the Western cities will have skyscrapers along the sea shores or the river banks. As if inspired by them, the State government appears to be preparing plans to develop a new city near the banks of Himayath Sagar lake in Hyderabad as well. It is reported that draft plans have been prepared to build skyscrapers in about 600 acres. In the lower banks of Himayath Sagar, there are land parcels including 131.07 acres belonging to WALAMTARI, 254.04 acres of VDOTC, 91 acres of Tourism department, 97 acres of HMDA and also a land owned by TSERL. In all, nearly 600 acres of land is available for development. It is rumored that HMDA is planning to auction these lands. Though the plans are all in initial stages, they are expected to take a shape over next few months.
IT, residential complexes
It is unclear whether these 600 acres of land will be developed with the walk-to-work concept, construct skyscrapers along with commercial spaces or build exclusive IT complexes. However, it learnt that the government is thinking about giving permission for mixed development like Dubai. There are also proposals to develop offices spaces and residential zones separately. Currently, 40 to 50 storey buildings have become common in the city. However, the construction of more than 50 skyscrapers is going on in full swing. Under these circumstances, the government’s idea appears to be to construct skyscrapers at a height of about 60 to 100 floors near Himayath Sagar. It is reported that the HMDA is in talks with international organisations and consultants in this regard.
Is the new metro train route meant for this project?
Recently, CM KCR laid the foundation stone for the metro rail works at TSPA Junction (APPA) and this train passes through the same area. Hence, it is learnt that CM KCR laid the foundation stone for these works expeditiously. Many people do not know the benefits of the metro rail which is being developed at a cost of Rs 600 crores. As this region becomes a global destination, the demand for land here will increase exponentially. Land was auctioned for Rs 60 crore per acre in Kokapet and the government seems to be planning to auction lands at approximately the same rate.
