The Telangana government is making swift strides in the ambitious Bharat Future City project. The Chief Minister, Revanth Reddy, laid the foundation for the Future City Development Authority office. The Fourth City master plan is already being prepared. Spread over 765 square kilometres, the construction of Future City is expected to transform not just Hyderabad but the overall landscape of Telangana in the coming years, according to the government. This has sparked keen interest among many in purchasing land in and around the Fourth City. But what are the current land prices in Bharat Future City? Where are lands available at affordable rates? In which areas is land value expected to appreciate rapidly? Real estate experts provide insights into all these questions.

The Telangana government has planned Future City in Mucherla, on the outskirts of Hyderabad, keeping in mind long-term development over the next century. The focus is on providing robust infrastructure, including wide roads, water facilities, educational institutions, and healthcare amenities. Future City officials are preparing detailed plans to ensure these facilities are effectively implemented.

However, there is still some confusion among people: Where exactly is Mucherla located? Where will the Fourth City be situated? Which areas are near this future city? As the city develops, which surrounding areas are likely to see the impact? These are some of the questions on many people’s minds.

Mucherla village is located in Kandukur mandal of Ranga Reddy district. With a modest population of just 6,000, this village sits strategically between the Srisailam highway and the Nagarjuna Sagar highway. It is 12 kilometres from Kandukur, the mandal headquarters on the Srisailam highway, and 21 kilometres from Yacharam on the Nagarjuna Sagar highway. Currently, the village enjoys good road connectivity with the Srisailam highway. Authorities are planning to enhance connectivity from the Outer Ring Road to Kandukur and from Yacharam to Mucherla.

As part of the proposed second-phase metro project, a metro rail line will extend up to Mucherla. The village’s land has been divided into 10 zones, with allocations planned for both government enterprises and national and international companies. The development of Mucherla in conjunction with Future City will significantly reshape the contours of areas in Maheshwaram, Ibrahimpatnam, and Kalwakurthi constituencies. Notably, the mandals of Kandukur, Maheshwaram, Kadthal, Amangal, Yacharam, and Ibrahimpatnam are expected to witness unprecedented development in the near future.

With the construction of Future City in Mucherla, land prices in the area have already skyrocketed, and experts predict further significant appreciation in the coming days. Several real estate projects are already underway in the Mucherla region, and with the initiation of Future City, more layouts, townships, and gated communities are expected to be developed. Additionally, four-lane road construction is set to connect villages in Kandukur and Yacharam mandals with the Srisailam and Nagarjuna Sagar highways, further enhancing the region’s accessibility and development potential.

In areas surrounding Mucherla, such as Dasarlapalli, Kadthal, Nedunoor, Kandukur, Mirkhanpet, Tummaloor, Maheshwaram, Gudur, Panjaguda, Nagireddyguda, and Makta Madaram, land prices are poised for significant growth. After the announcement of Future City, land rates in villages near Mucherla have already risen by 20–30%. Previously, in Kandukur mandal where Mucherla is located, the average land price per acre was around Rs 1.5 crore; now it ranges between Rs 2.5 crore and Rs 4 crore, and further increases are expected. Similarly, in Kadthal mandal, land was priced at Rs 1.2 crore per acre until recently, but following the initiation of Future City developments, prices have surged to between Rs 1.8 crore and Rs 3 crore, according to real estate sources.

However, artificially inflating prices can create problems. Between 2004 and 2008, Maheshwaram saw similar price hikes, but over the next decade, only a few buyers remained active in the surrounding areas. This highlights an important point: real estate is not just about pushing prices up; sustainable growth, development, and genuine demand are equally important. Buyers and investors should keep this in mind before making decisions.

In Amangal mandal, land prices have seen a sharp rise. Previously, the average price per acre was around Rs 1 crore; now it ranges from Rs 1.5 crore to Rs 2.4 crore, depending on the location. Land near the Srisailam Highway, in particular, is witnessing extremely high demand, with rates along the highway reaching Rs 3–4.5 crore per acre. Major real estate companies are actively acquiring land in this area, and plans are being made for large-scale residential and commercial developments in the Future City zone.

Similarly, residential plot prices in these mandals have surged. In Kandukur mandal, near Mucherla, plots in already developed real estate ventures were previously priced at Rs 18,000 per square yard; now they range from Rs 25,000 to Rs 42,000. Plots closer to the Srisailam Highway are priced above Rs 25,000 per square yard. Demand has also increased for residential plots in Kadthal, Amangal, Ibrahimpatnam, and Kandukur. However, this artificial inflation of prices has a downside—genuine buyers and investors are hesitant to enter the market, slowing real engagement in these areas despite the soaring rates.

If you are considering investing in real estate or buying land near Bharat Future City, it’s crucial to choose strategic locations. Key areas for land purchase include Maheshwaram, Ibrahimpatnam, and Kalwakurthy constituencies. Additionally, surrounding villages such as Dasarlapalli, Kadthal, Nedunoor, Kandukur, Mirkhanpet, Tummaluru, Maheshwaram, Gudur, Panjuguda, Nagireddyguda, and Makta Madaram are suitable for investment.

From the Raviryala Outer Ring Road exit to the ongoing construction site of Skill University, a greenfield road 100 meters wide is being built under the supervision of HMDA, passing through Kongarkalan, Lemur, Timmapur, Rachaluru, Gummadavelli, Panjuguda, and Meerkhanpet, with 22 meters allocated for Metro Rail in the middle. Therefore, you can consider purchasing land in any of these villages along this route.

Land facing the main road is priced between Rs 3 crore and Rs 4.5 crore per acre, while plots slightly set back from the road range from Rs 2 crore to Rs 3.2 crore per acre. If you buy land in these areas, there is a strong possibility that prices could double over the next 2–3 years.
