The Telangana Builders Federation (TBF) has urged the state government to address several operational and regulatory issues affecting the real estate and construction sector, saying timely intervention would help improve project execution and benefit homebuyers.

At a meeting held in Hyderabad, representatives of builders and construction industry associations identified transformer availability, delays in NALA clearances, release of mortgage components and worker welfare as key areas requiring attention.

One of the major concerns raised by the federation relates to the availability of electricity transformers for completed residential projects. According to TBF, delays in transformer allocation can affect project handovers and occupancy processes, resulting in inconvenience to both developers and residents.

The federation suggested that authorities explore measures to improve transformer availability or consider mechanisms that enable developers to secure the required infrastructure in advance of project completion.

Industry representatives also highlighted delays in obtaining NALA clearances in certain cases. They said procedural bottlenecks and gaps in historical land records have slowed approval processes, impacting the issuance of Occupancy Certificates (OCs) and the release of mortgage-linked project components.

TBF suggested closer coordination among departments and approval authorities to streamline the clearance process and reduce turnaround times.

The federation further called for welfare measures for construction workers, including health cards, insurance coverage and compensation support in the event of accidents.

In addition, it proposed incentives for women homebuyers through concessions in stamp duty and registration charges, stating that such measures could encourage home ownership and support housing demand.

Industry representatives said faster resolution of these issues would improve ease of doing business, accelerate project completion and benefit thousands of homebuyers across Telangana.
