The VNR Durga Residency dispute in Hyderabad has reached TG RERA. Complainants alleged that the builder left construction work incomplete and that building a watchman’s room led to the loss of parking space. They claimed essential works such as the generator, CCTV cameras, and painting of common areas were not done.
Issues like a low parapet wall and improperly fitted grill doors in the lift raised safety concerns. However, the builder told RERA that the construction was completed in 2021. He stated that the watchman’s room was built with the landowners’ consent and that residents had damaged the lift. He added that some work was delayed because the landowner did not pay Rs. 4 lakh. The builder also argued that since the apartment was built on 413 sq yards, the case does not fall under TG RERA’s jurisdiction.
Buyers submitted documents to TG RERA showing that the lift warranty had already begun in 2023. They alleged that the builder had constructed the watchman’s room in violation of GHMC regulations and pointed out that the development agreement included provisions for CCTV and the generator. The buyers also claimed that the builder threatened them to withdraw the case.
After hearing both sides, TG RERA clarified that despite the small plot size, the construction of more than eight flats brings the project under RERA’s jurisdiction. The authority emphasized that both builders and landowners, as promoters of the apartment, are responsible. TG RERA issued a showcause notice to the builder and landowners for not registering this project with RERA.
