61% profit in apartment sale

Bollywood actress Sonakshi Sinha sold her apartment in Bandra, Mumbai for a 61% profit. She had purchased the apartment for Rs 14 crores in 2020 and recently sold it for Rs 22.5 crores. The property is located on the 16th floor of the 81 Aureate building in Bandra West. Sonakshi owns another apartment in the same building, which she purchased for Rs 11 crores in 2023. This apartment complex spans 4.48 acres and consists entirely of 4 BHK apartments. The apartment sold by Sonakshi has a carpet area of 4,21 square feet and a built-up area of 4,632 square feet, along with three car parking spaces. The registration took place on the 31st of last month, with the buyer paying Rs 1.35 crores as stamp duty and Rs 30,000 as registration fees. The apartment was purchased by Ruchi Bansal, a person from Delhi. The resale price for 4 BHK properties in this project is Rs 51,636 per square foot, and the rent for this property is Rs 8.5 lakhs per month.

Meanwhile, Bollywood director Subhash Ghai bought an apartment in the same building for Rs 24 crores. Subhash Ghai and his wife jointly purchased the apartment. Last month, they sold their flat in Andheri for Rs 12.85 crores and recently acquired this flat at 81 Aureate for Rs 24 crores. This apartment has a carpet area of 4,364 square feet (405.42 square meters) and a built-up area of 5,239 square feet (486.69 square meters). It also has three car parking spaces. The stamp duty for this transaction was Rs 1.44 crores, and the registration charges were Rs 30,000. The 81 Aureate project has strong demand, as it is located near the key commercial centre of Bandra Kurla Complex in Mumbai, making it an attractive option for many. Bollywood celebrities like Suniel Shetty, Ranveer Singh, Deepika Padukone, and sports stars KL Rahul and Athiya Shetty have also purchased properties in the area.
