In a major push to the public transport system in the city, Chief Minister K Chandrashekhar Rao will lay the foundation stone for the Hyderabad Airport Express Metro project at AP Police Academy junction on December 9. The project has a gestation period of three years. The Metro rail covers the distance of 31 km from Raidurgr to Shamshabad airport in 20 minutes. The state government will execute the project with its own funds. However, the GMR group would have a stake of nearly Rs 500 crore in the project. What is the benefit of the project to the realty sector and how many will get benefited from the Metro airport service.
From April 2021 to March 2022, at least 1.20 crore have travelled from Shamshabad airport to the city by Metro Rail project. On an average, 33000 to 34,000 per month commuted to the city from the airport. Of them, how many must have travelled to the airport from Rayadurgam? In fact, who would be benefited by the Metro airport service? It is estimated that at least one lakh would travel to Raidurg to Shamshabad airport and it is projected to increase to four lakh subsequently i.e. it would mean at least 8000-9000 would travel to the airport per month using this corridor of Metro train. It would boil down to at least 300 commuters travelling to the airport per day using this corridor.
In fact, people from all over the state would travel to the airport and also those from the neighbouring states of Andhra Pradesh and people living in bordering states. They would use the Rajiv Gandhi International Airport to reach their destinations at home and abroad. The question is how many of them will use the Raidurg-Airport Metro corridor. Airports in almost all international cities have the Metro Rail connectivity. The airports have the Metro rail connectivity from all parts of the city. In Hyderabad, a step was taken in this direction rather late.
Airport Metro corridor service is not going to benefit those who live in Miyapur, Nizampet, Bachupally, Chanda Nagar, Serilingampalli, Kukatpally, KPHB Colony, Qutubullapur because none would be ready to undertake an arduous journey catching the Metro service at Miyapur and change for another Metro service at Ameerpet station to go to Raidurg and catch another Metro train to travel to the airport. It is a big headache. Those who want to travel to airport with luggage would never undertake such risk. They would be able to reach the airport on time provided they catch a taxi cab or RTC airport bus service. The Raidurg to airport Metro service is highly useful to those who live in Madhapur, Gachibowli and those who live in the vicinity of the two areas, but the train service is of no use to those who live in Hyderabad West.
Ever since the formation of Telangana state, the government has set its sights on development of the real estate. In the prevailing situation of economic slowdown, if the government does not do anything it would adversely affect the reality sector. That is why, the state government embarked on the Metro Airport Corridor project, which would push the real estate activity further. The moment the Metro train service becomes a reality, media hype will be generated that something will happen to the reality sector in the surrounding areas. The real estate activity in Kokapet, Narsingi, TSPA Junction, Kismatpur, Shamshabad and surrounding areas will get momentum.
The buyers should not think that the Metro Rail Project would do wonders overnight. It should be regarded as just one more transport service, facilitating easy travel to the airport. The IT experts would be able to travel to Rayadurgam from APPA junction, Kismatpur and Narsingi, confining their two and four-wheelers to the garages. They can travel to Mind Space in Madhapur by Metro train. Taking advantage of the Metro service, some realtors might increase the prices of real estate projects. Therefore, one should think twice before taking a decision to buy a project.
